Long Distance Investors:
We specialise in providing appraisal services on buy-to-let properties for landlords and investors who’re based out of the area. They may be unfamiliar with which areas are the most desirable so we can advise on this too. We also work with a number of local investors to help develop their portfolios.
In most instances an investor or potential landlord will find a property that’s of interest, I’ll organise a viewing with the estate agent and an appraisal report will be produced once the viewing is completed. The report will detail potential rental income, if any works are needed and if the property is at a standard where it is compliant and can be let legally.
Existing Landlords:
We can assess your property and provide an appraisal report, detailing the potential rental income the property would generate, how much demand there is for the area, and if any works/certifications would be required to ensure that the property can be let legally. We are also partnered with an established, local letting agent who we can refer landlords to for long term property management (at very competitive rates). Additionally, if you are looking to sell your property, we have a large group of investors we can put you in contact with.
Project Management:
We’re experienced in all aspects of residential project management. If a property needs a full refurbishment or just minor remedial works and maintenance in order to generate the highest potential rental yield, we can manage the process from start to finish.
Beginning with creating a schedule of works, sourcing estimates from trusted local contractors, day to day supervision of the works as they’re underway and final inspection and sign off upon completion.
Property Management:
We’re partnered with an established, local family ran letting agent and we can offer introductory discounts on appraisals and project management if overall management of the property is handed over to them.
Fees
We tailor our fees to meet the task at hand, depending on the level of complexity and oversight involved, however fees will be agreed in advance, so you know exactly what you’re paying for and what you’ll get in return.
Legals
We work closely with a fantastic local solicitor, who is our first choice for conveyancing, however, it’s not an issue if you already have your own solicitor and you’d prefer to use them.
